Monthly Terms and Conditions

*By making any booking and staying at the Mangrove Residences, you agree to be bound by the following terms and conditions. Please read them carefully before you proceed with your booking.

Billing Policies For Monthly Guests (No Weekly Rates)

The unit is leased to the guest for the period stated on the resident information sheet, which the guest completes. Extensions are subject to availability and approval.
All Payments must be made to MACCEB CONTRACTORS AND DEVELOPERS CORPORATION.
The preferred mode of payment for the room rental is by Cash or Online Banking. No personal checks will be accepted.

1.) Upon check-in, the guests must pay the One (1) Month Room Rental advance of Php40,000.00 which will be credited on the first month of Rent and One (1) Month Security Deposit of Php40,000.00. This will be applied to cover any losses or damages in the unit due to the fault of guest. This will be refundable upon departure. On the other hand, the Monthly Room Rental is nonrefundable, even if the guest decides to under stay (stays in less than one month).

2.) For EXTENDED STAYS of our Monthly Guests:

Monthly Room Rental = An advance Room Rental Payment for the succeeding month is required to be settled five (5) days before or on the guest’s specified Due Date (the succeeding Room Rental Payment is still nonrefundable, even if the guest decides to under stay). Failure to make payment in accordance with the said schedule may result in cancellation of the booking and eviction of guest from the property.
Monthly Water & Electricity Charges = A Statement of Account (SOA) for the Water & Electricity Charges will be prepared and given every 6^th of the month and will be sent to the designated mailbox. CASH is required as a form of payment (due charges are to be settled every month). Furthermore, the Php40,000.00 Security Deposit will not be deducted and will still remain to be a deposit (savings) for the guest’s entire stay. It will only be refunded at the END of the guest’s Final Month, wherein he or she will no longer be extending (the amount of refund will still depend on the guest’s unpaid bills and incidentals).

Reservation And Cancellation:

For RESERVATION of Monthly Rentals, the guest must settle a One Month Reservation Fee of Php40,000.00 to confirm the booking. The 1 month Reservation Fee will be converted to 1 month security deposit upon finalizing with the monthly agreement. The residential units are only allowed to be reserved for 7 days. Any CANCELLATION received less than 7 days from settling the reservation fee will incur a 10% charge from the Room Rental Rate. Any CANCELLATION received 7 days after will incur forfeiture of Reservation Fee.

Arrivals And Departures:

Specific arrival and departure times will be arranged upon the booking, which must then be strictly adhered to. The earliest check-in time is 2PM (14:00) and the standard check-out time is 12 PM/Noon (12:00).

Accommodation:

The total number of guests staying in the room/residential unit must not exceed the maximum number of persons that may be accommodated as specified below:

Studio Residence (2adults/1child 12 years old and below)
1-Bedroom Residence (2adults/2kids 12 years old and below)
2-Bedroom Residence (2adults/2kids) or (3 adults/1child 12 years old and below)

The guest must also not sublease or assign the unit or any part of it.

No Party/Excessive Noise Policy:

Mangrove Residences is for “accommodation purposes” only and does not allow the holding of parties and “noisy gatherings” inside the rooms/residential units. Violators may be evicted by the security personnel or police and/or be fined a substantial amount. Guests are not allowed to hold noisy gatherings inside the rooms and in the common lobby lounge. They are only allowed to stay in their respective floor lobby lounge.
Outside visitors may only stay until 11:00 P.M.
Overnight charge for outside visitors is at Php1,500.00 / person

Prohibited Articles And Activities:

Smoking inside the room/residential unit is strictly prohibited. Guest is not allowed to store inside highly-flammable, toxic and corrosive substances, prohibited drugs or illegal drug ingredients and paraphernalia. Pets are also NOT ALLOWED in the premises at any time.

Access Or Right Of Entry:

Mangrove Residences reserves the right of access to the room/residential unit at reasonable hours, and at all times in case of an emergency without notice to guest.

Amenities/Liability:

Each residential unit is equipped with bed/s, closets, living room set, dining room set, safety deposit box, telephone and other amenities that are all in good working condition. Any damage to the room/residential unit or loss/stains to any of its contents resulting from negligence of the guest will incur a corresponding fee, which shall be charged upon the guest.
Mangrove Residences will not be responsible for any loss or damage to the guest’s personal belongings kept inside the rented room/unit or left within the Residences’ premises.
